After three lenders had already declined the case, our client was running out of time. He had put down a 20% deposit and exchanged contracts on a buy-to-let flat through a newly formed Ltd Company. However, no mortgage offer was in place, and the risk of losing both the property and the deposit was becoming very real.
At this stage, stress levels were high and confidence was low. He found us through Google looking for a fresh perspective and a clear plan.
Following a detailed review, several key obstacles became clear.
Firstly, the property formed part of a new-build, investor-led development, which many high-street lenders will not consider.
Secondly, the deposit had been gifted from the client’s wife to the Ltd Company, a structure that often triggers automated declines.
Finally, time was critical. Lenders that do support these developments operate strict exposure limits, meaning availability can disappear quickly.
Instead of relying on automated sourcing systems, the case was handled manually. As a result, direct conversations with lenders revealed that Paragon Bank already had lending exposure within the development and had capacity remaining for just one more flat.
Importantly, the client had all documentation ready due to previous attempts. This allowed the full application to be submitted the same day, without delay.
Within two weeks, a full mortgage offer was issued. The purchase moved forward successfully, and the client’s deposit was protected.
Most importantly, what began as a highly stressful situation ended with clarity, confidence, and a positive result.
Not every lender views risk in the same way. In complex buy-to-let cases, success often comes from understanding lender criteria, acting quickly, and knowing exactly where to place the case.
“I paid a reservation fee and entered into a contract to buy a flat for buy to let purpose, I almost thought I couldn’t get mortgage in time with the current mortgage advisor. I met Harvey Sandhu from Berks and Bucks Finance in Slough. He asked me right questions, understood my situation and restrictions around this property. He directly liaised with estate agents and with in two weeks I got my mortgage offer. He is absolutely brilliant, I wish I should have met him before. Brilliant work.”
